There is a place opening beside Kroger. It has a blockbuster, a nail salon, Chinese food, and a subway. Another spot maybe like a old 50's and 60's dinner. like where all the kids use to go back then.

Have a party and ask your neighbors what they travel outside the immediate area to obtain. If everything people need is withing a few miles of their home than you need to look at what you like and are good at and then consider profit margins and competition.
If people consistently travel outside their local area becasue you do not have a health food store, or a pet store, or a speed shop, or a good news stand, then you need to look at the profit margins in that type of business, the startup costs, the advertising/awareness costs, the size of the local population, and make an intelligent business decision.
Many stores compete with internet sales today as well as their neighboring competitors. Just because you may not have a great tire store in your area doesn't mean you can make enough money to compete with mail order...
Also, you probably do not want to be in competition with a large chain or franchise. They will nickel and dime you to debt.
I think that something people tend to overlook is the value of immediate necessity. This is usually why convenience stores sell gas at cheap prices and overcharge for cigarettes, beer, and chips.
What other things to people "need" that they do not want to go throiugh the hassle of parking and finding in a large grocery store?
Perhaps, depending on your local demographics, and on your street traffic, and your proximity to places like doctsors offices, hosipitals, schools..... Catering to a captive marketplace is where you can demand a higher price and still get people to pay it.....
I bet that convenience stores near active and busy athletic playing fields do more volume in sports drinks that convenience stores located away from athletic facilities.
I bet that music shops near high schools do a better volume than those away from where younger people hang out.
I have always thought that going into a market that caters to the 65 and up person would be the best place to go as these folks are less likely to buy on line and more likely to have the money to pay a little more if they perceive better service or better quality.
Perhaps calling a store 65 and up and stocking a bunch of retro stuff might work?2002 Street ET Champion New England Dragway

OK dude, you ready? Here's the answer, let me paint you a scene:
You're at a party, jammin, drinkin' having a good time, etc... All the sudden, you're out of booze! The keg is dry, and no one is sober enough to drive. What do you do? Risk the DUI and the lives of everyone on the road? Oh well, i guess it's time to go to bed.
Not anymore! Now, the party goer's can call you to deliver booze! You'll deliver booze and doughnuts at the same time, and call the business, "Drunken' Doughnuts!"
