Rainy day at the Beaver. Probably taking a ride over by Lewistown in a bit.

Rainy here too. Good day to stay in and get the files organized for trial Monday.
Does put a damper on the local car show at the Fireman's Festival tonight though.

I do RE Appraisal for right of way. The AG office is actually going to take this one to trial since mediation failed so I get to tag along since I may be testifying on another couple.

I had to be an expert witness twice in a trial between two family members arguing over land access from one property to another (only because my company did the survey on one of their properties). Guy wanted to force a 100' wide access/utility easement for the existing 12' wide gravel road (the only access to his property, built and maintained by an oil company with existing rights) that went from the highway through the middle of his cousin's property. My guess is he was looking to subdivide and develop his own somewhat landlocked property (he could probably argue easement by prescription, but not 100' worth), and she wouldn't let him put an asphalt road through her property. I think the whole feud went far deeper than that, but I did my best to keep my nose clean. They've ended up with several mistrials. I know for sure at least two judges have stepped down from their BS over the years.
TL;DR People suck, and I hope I never have to be in court again, for any reason.

I got 3 very different appraisals to look at on this one plus the owner screaming they want 3 times what their own hired gun appraisal could even stretch the value to. Really curious to see how they try to defend their demands. People do suck...

Did a little antiquing today. Picked up a coat rack and cabinet for the office and a nicely framed Monet print for home. The cabinet originally housed a radio from the 20's or 30's. I am going to use it to stash our office sound system out of sight in the waiting area.
