    I don't know about NE but in MA you can call the housing authority. My wifes cousin rents the second floor of a 3 family its a crappy run down place that the landlord won't spend 2 cents on. The first floor teneant was complaining about a window and the LL told them to get bent so they called the HA know it has cost him about 20k in repairs to bring the whole place up to code. He had to replace the window they coplained about along with 5 or 6 others the small decks on all three floors and some other stuff I'm not sure of. And every time somthing is repaired the HA comes out to inspect it and finds other issues so he is still making repairs. So just look up the laws in your area don't say a word to him pay rent and give him a nice littl surprise from the local HA. As long as you don't do anything wrong he can not evict you and he will learn quick to make repairs when you need them. Good luck and let us know how it works out.

    Well I called the gas company this morning. They will do a meter reading and make sure there is no error on their part. He compared the bill to last years and he said there is definitely something wrong here. So we'll see how this goes..

    I'd get the problem fixed first, as I read on here. Call gas co then a beating and cooling company, alot of people do free estimates. Once you have the problem narrowed down, present the costs to the LL and go from there.

    How big is the house? Is theere a gas stove and or fireplace? How old is the house? All of these things factor. I have an 1100 square foot house and a 3700 sq. foot house. The bills are only about $100 different. However my 3700 sq foot home has r13 instead of the standard 11 insulation and more up to date units. You could always just move. Trying to make someone fix something is a headache. If the guy is a private home own as I am, he may not be making any profit on the home. So, when you ask him to fix it, it's coming straight out of pocket. You have to consider these things before getting upset. I basically just get my mortgage covered by my tenant( common in this economy). So when the AC went out, the $900 to fix it was a pain.

    That is part of being a responsible landlord. You should have an account set aside for such repairs if you are renting out your properties.

    I don't need a separate account, I can afford to fix it. I think you're missing what I'm trying to tell the kid. I fix things all the time, It's just a pain because I'm not making any money on the home. It's just something that didn't sale when the economy failed.     Well the meter reader guy said we had a gas leak and called me like at 9AM and he was freaking out hoping I wasn't inside. I told him to go in the back door and his carbon monoxide detector was going through the roof. So the landlord got the furnace cleaned correctly after talking with the meter reader.

    Now what? Is it out of line to ask him to pay the bill, cuz that's what I'm gonna do.

    I should be dead right now.

    While I understand that you're not a Doctor in real life, but that you play one on the internet... My point was that anyone, 'traditional' landlord or not, should be willing and able to fix needed repairs upon notice given. Or, they should not be renting their property.

    I wasn't singling you out in particular. It was a one size fits all landlord type statement

    Any landlord should be ready and willing to make NEEDED repairs. They are still a PIA though, nobody likes to see $$$ come from their pockets... especially for a property they don't live in. It's always in the back of your mind too, "what did the tenant do to break my house?"

    I've had some repair requests from some tenants that i denied:
    fix the clock on the microwave... just not going to happen. microwave still works, clock on the microwave is not needed
    tenant wanted me to install new vertical blinds... read your lease dipshit, blinds/curtains are not included, tenant responsibility to provide/maintain.

    needed repairs are always taken of quickly though.
    knowing the safety issues involved with a malfunctioning heater, this is one area that a landlord shouldn't ignore.

    others may have a different view point, but i don't view AC as needed, houses are still built without AC. now if the house has it and the rent price includes AC then it should be in good working order, although does not fall under "emergency" repair if it fails, unlike a heater in the middle of winter.
