    Yeah, I agree. I live in a 2400 sq ft. house. 3 bed, 2.5 bath, 3 car garage and pay $1245 a month for rent. We've got a great view in the back with a 60 acre lake in the back. Only thing that sucks is the damn mosquitoes.

    With the housing market the way it is, there are great deals for renting. I'd suggest waiting a couple years til you really have some good money and a decent job to get a place.

    Renting sucks, I hate having an apartment. Where I live though, one bedroom condos start at about 300k, and a small hose is over 400k, so I don't have much choice.

    I get a decent deal (for the area) on my apartment though, it's 1,250 a month, and all I have to pay is electric. I have a roommate though, which I hate.

    If you get an apartment, make sure it's one with parking. I have on spot with mine, I park the 'Bird in the driveway and my Jeep stays in the street. I HATE parking the 'Bird in the street.

    I've lived in furnished apts before, and if you don't have your own stuff, it's the way to go, as long as the furniture isn't crappy.

    If you end up getting furniture, go to Ikea or discount stores. Also, for all the household stuff you need, discount stores and Wal-Mart or Target are great places to go.

    Oh, and find one with laundry, if you can. It's a bitch having to go to the laundromat. Other option is to do it at your parent's house.

    My big tip for you is this: Stay at home. If you and your folks get along, and there aren't any bad situations that are making you want to leave, just stay at home. It's certainly the cheapest, and it'll give you the chance to save more money, so you WILL eventually be able to getthat house.

    What about school? Are you in school? It'll be tough trying to go to class and work enough to take care of all your expenses.

    I stayed at home till I was 25. I loved it. I got along great with my parents, and it was really nice not having a rent payment. I had extra money to go out, I went on a bunch of trips, I was able to buy stuff for cars I had at the time,and generally just not worry about money. If I could do it over I'd have saved more, but fuck it, I had a good time.

    I give you credit, with 9k saved up at only 19, you're definitely ahead of the game.

    I think as far as the house, that might be a lot of responsibility at 19, you might not want to burden yourself with that just yet. I talk to the guys at work that own homes, and all I hear is how property taxes just went up, thier homeowner's insurance just dropped them because they live to close to the water, one needs a new roof, one needs a new furnace, etc. It just seems never ending.

    Here in central nj you would be lucky to find a house in the 250k-300k that didnt need alot of work. I have seen houses smaller than my co-op go for 230k and i only have 900sqft. There are trailor parks around and even thoes heaps go for 50k. Of course it all depends on where you live as my grandmother in mid ohio sold her cape cod house for 85k, around here that would be 350k easy

    Just got on today, and I've read all what's been said. Will not go with a furnished one for sure. But I really really do not want to tie myself down with a house. I can't take that kind of shit right now. I get along great with parents, but dad charges me rent to live at home. So I figure what the hell. As for job, I've been there two years never missed a day, promoted up and decent as far as seniority goes. I got my car paid off when I bought it.

    So when you "lease" an apartment what does that mean? And I really really do not want to end up in an all black apartments, sorry, not racist but I know what they are like. I know with an apartment you can't turn your radio up and shit. Plus satellites might be a no no, but I have got to get out. A room mate is a huge huge NO. I could afford a house, but I would wrather get an apartment and start buying things like sofa, hdtv, bed, furniture. Computer. Etc. After taxes and deductions(I give a shitload to 401k) I usually take home 500 a week at work unless I work a lot of overtime. And I am allowed to work all the overtime I want.

    When your looking at apartments what do you look out for? Like ceilings, floors, ask to meet your potential neigbors? Is it better to be on top or bottom floor? Also...any tips for telling parents, lol. I got control freaks that are not going to take the news well and try to talk me out of it.

    Well.. when I lived in an apartment I was on the first floor. I LOVED not having to climb freakin stairs all the time. But... I got to hear everything above me. So that sucked.

    As far as ceilings.. the higher, the bigger it's going to feel. If you get in an apartment with freakishly low ceilings... it's kinda cramped feeling.

    I don't know what the area is like where you are, but here (college town) there are lots of duplexes instead of apartments that are pretty much the same price. If you aren't sure about apartment life that might be a little better.

    And if your dad doesn't charge that much to stay at home, and you guys get along great, like stated above.. it's probably a good idea to just stay there, buy that crap you want, and save the money you'd be putting toward rent.

    500 a week is pretty good(thats what i take home) and you can live decent on it(well not in nj,thank god for my girlfriend ).
    If i were you i would look to see what condo's/townhouses/duplexes go for. You might be suprised to find out it would cost you just as much for a condo as it would be to rent an apartment. I bought my co-op(again a co-op is an apartment you buy) and pay 1,100 a month where as an apartment would be 900+ a month and you dont own it so you cant change what you dont like.
    In any event if you do go the apartment/condo/townhous route i would suggest the second floor provided there are only 2 floors high. Yea walking up stairs sucks but it sure beats hearing people with heavy feet/droping shit on the floor etc. And what ever you do check to see if the place has a washer and dryer,its not allowed where i live but we do have washers in the basement of the building so its not as bad as going to a laundrymat but still sucks to have to go out side in the winter to do clothes.

    In a lease, if you do get an apartment you are in a contract meaning you must pay rent till the lease is up. This basically safeguards you aginst the landlord for just kicking you out or turning around a month later and jacking up your rent. It also safeguards the landlord if you should say, hey i dont like this-im going back to mommy and daddy. Well you would be forced to pay the rent for whatever is left on the lease(if the landlord wants to go after you). So if in 6months you feal you dont like it and move out he can go after you for the 6 months rent you would have paid for if you stayed(thats a 1 year lease) Its basically like when you go and get a cellphone and have a contract then try to cancle the contract..
    Another thing to remember is that you will need a security deposit(usually 2 months rent). This is money you will pay upfront to the landlord for him to put in a bank account to secure the apartment in the event when the lease is over and you move out,any damage you create while being there he can take that security deposit to fix what you broke. In the event that nothing was broken(no holes in the wall etc) you will get that money back. When the lease is up you have the option to leave/resign/or the landlord can kick you out,he can at that point also increase rent..

    Pretty much. Breaking a lease isn't a good idea. Some places let you do 3 month or 6 month lease but you pay a lot more per month.

    Yeah, every apt. I've been in has required a lease. Look at the terms, and if you don't like them, usually certain things are negotiable.

    And it sounds like you're doing pretty well for yourself, what do you do for a living if you don't mind me asking?

    Forklift operator/foreman's assistant. I track all orders in the plant, make sure machines get started when they are supposed to, shut down when they are supposed to. Essentially, I count everything in a huge ass warehouse, make sure computer matches. We have a wierd program though little hard to comprehend, and if you underrun or overrun something you get in deep shit. It pays nice but no one else wanted it.

    sometimes renting is the best way to go for the time being. in my neck of the woods even the POS trailers go for $195,000 with out the piece of land they sit on. the avg price of a home around here is $350,000 and home owners ins. just went thru the roof cause we're on the coast, plus the property taxes are going up in every municipality around here to make up for budget shortfalls. and who knows whats going to happen with the economy, if I decided to bite the bullet and buy a house here for say $350k and the economy just keeps declining I'l be screwed and the value of my house wont go anywhere but down when the nj/ny/ct tourists and wash-ashore's stop coming, the housing market has already fallen quite a bit here since the dot com days.
    I rent a 2600sq ft 4bed/2bath/2car garage for $1200 a month, got 3 buddies in the place with me so rent is mad cheap and the landlords love me so maybe one day I might end up buying the place, but I want to wait and see whats going to happen first, with the economy, the local market, and my job

    Wow.. I can't imagine living somewhere where real estate is like that. I got into a brand new 1730 sq ft 3 bed 2 bath house here for around $150k w/ all the builders' incentives.

    Wow, so it looks like the Midwest is where to go if you want cheap real estate. 150k buys NOTHING here, not even a one bedroom condo in a converted old house.

    it all has to do with location and what the area has to offer. Mid america is basically farm land,big open spaces,have to drive a distance to get to anything. Now not all mid america isnt that bad. Here in central nj if i drive 5-10 miles in any direction i will hit a major mall,5 different bestbuys,about 100 different gas stations/convient stores and dont talk about walmarts cause theres about 4 of them in a 5 mile radious and now their building another one right down the street from me,could probably walk to everything i need. New York city is a short drive/train ride away(12 miles). Have atlantic city for thoes that like to gamble,countless night clubs/bars,plenty of beach area and boardwalks, how many pizza places and resturants do you want. Like i said i can go 5 miles and hit every store i could possiably want and if they dont have something ist just a short drive to the next store. Keep in mind it isnt all peaches and cream to live here. Too much congestion, would take you 15 min or more to drive thoes 5 miles. Houses are expensive as shit as well as condos and townhouses. Property taxes through the roof and still going up(adv propetry tax for the year is 6k+) There are plenty of shit hole areas you wouldnt want to be cought dead in. You have people from all different parts of the world living here and they all think you should live their way. So its a trade off but any area that has high housing prices usually has quite a bit to offer so its a trade off.

    You're right, it is all about location.. but I'm not like out in the middle of nowhere.

    Granted, I don't have a beach or anything that drives the prices up like that, but trust me, we do have our share of malls and best buys.

    Of course this isn't somewhere you'd vacation or whatever, but it's a pretty decent place to live.
