At lease we don't wear paper bags......

Funny for a losing team as everyone likes to think they sure are the richest and biggest team in the entire NFL. Guess that fan base is bigger then everyone thinks.

Hey Tim do you use electronic braking for your trailer? If so what's a good one to get. I'm hoping to acquire a trailer for my Bird within the next month or so. The Durango will be towing it.

Tekonsha prodigy P2 is what I use. Really good controller and one of the most popular controllers out there. I'm sure there's better but this one has worked flawless for me the last 10 years.

Be ready to puke in your mouth a little bit when you see the estimate. Generac? I use a portable here that I back feed our panel with. Still have to keep gas in it though which sucks. Generac on natural gas is the way I would go if it came down to that. Our power company is excellent though and we rarely lose power and when we do it's not down long so can't justify the price tag.

Yup to all of the above. We currently have a small diesel generator that we use (can't use AC). We don't use it enough and the fuel gets stale and it runs like poop the first time we use it every season. The generac is about $8,800 installed with the first year tune up included. Worse then I was expecting, but I guess that is the price to live in a wooded area with JCP&L supplying the electric..... This summer we have already lost power for a total of a week. This last storm took us out for 3 days from tree limbs taking down a substation & power lines.

It's a 16kw so we can use the A/C. I don't live in the country at all. We have natural gas, city water & sewer. I live in NJ where we pay for EVERYTHING, but get nothing at all.
JCP&L has a wait list for several years to cut back trees near their power lines. It is what it is....

Sorry for my recent absence. We just, somewhat out of the blue, started the process of buying a house. We were expecting to wait and build at the end of the year, but a house down the street came up for sale at a price impossible to beat. Offer accepted, under contract, earnest money paid, down payment is waiting in the bank on my end, seller is covering closing costs. Inspections come Friday along with real-ish numbers from the lender. Closing isn't until Oct. 11th, this was a cushion to allow me to get my down payment (got it a lot quicker than I expected, RIP zero turn) and to allow the current residents a low stress timeline to get out (I don't think they were expecting to be under contract in the same week they put the house on the market

Thanks! I'm not counting my chickens just yet, but it seems like everything is falling into place. There will be some obvious flags during inspection, one of which is a hanging light they installed over the master bathtub. But we will make sure they either fix those things or take it out of the final price so I can.
I haven't gone through this process in 11 years, so I have no idea what kind of obstacles to expect from the underwriters. My credit isn't perfect, but it's not bad either. I know I'm well underneath debt to income ratio, even factoring in the new house.

Roof inspection, water heater, septic & ac too are all the most expensive stuff.

Brand new roof installed this year on house and shop, not sure about water heater, city sewer, a/c new in 2017. Seems the big ticket items have been taken care of, but we will see. The house has been totally remodeled in the last two years, and was built in 2000. Hopefully no surprises other than maybe small code hiccups like the hanging light.
