    banks are NOT cooperative... they won't sell for less than what is owed on the house... banks are t he worst to deal with...

    Funny you should mention that. She's just doing "mail room" duty for the Federal court-she's really upset...I'm hoping it's a stepping stone thing, they start her off at absolute dirt, then move her up the longer she works there? But she was pretty bummed for having to lick stamps and shuffle envelops all day yesterday.

    correct. Banks don't play by the rules either. They will take days, even weeks, to reply to your offer, even if you specify "reply with in 24 hours"

    Actually, my experience with the last bank wasn't too bad. They replied to my offer quickly. It was $140k less than the mortgage as a short sale. They even were willing to pay my closing costs, offered me $10k in credit for the damaged plumbing, but I declined so........
    That one was a short sale this is an actual complete foreclosure so it should go smoother and faster because I am not dealer with an owner and a bank. Just the bank.

    Hate to tell you boys the market has changed a good deal in the last 6 monthes even when it comes to banks/foreclosures. They want rid of these properties as quickly as possible. They lose money every month they pay taxes/utilities/maintainance etc. On top of their loss on the loan.

    i've never heard of this... the bank has already taken a loss from the previous owner not paying... it doesn't make sense for them to lose more money on it by selling it for less than what the previous owner owed on thier mortgage... it doens't make any economical sense...

    I guess you have never heard of a short sale. The bank negotiates the mortgage amount for LESS than is owed to sell and recoup as much as possible. The last home I was in contract on still had a mortgage of $340k I had a purchase price of $218,250.

    Here is the basics of a short sale
    When lenders agree to do a short sale in real estate, it means the lender is accepting less than the total amount due. Not all lenders will accept short sales or discounted payoffs, especially if it would make more financial sense to foreclose; moreover, not all sellers nor all properties qualify for short sales.
