    So much for the bad economy

    I list and sell properties. But most of my income comes from managing rental property (resdiental & commercial). I'm the sole property manager here. So good or bad it is all on me (turst me there has been both). I decided to run the numbers to compare this year (Dec. 2011-Nov.2012) to last year (Dec. 2010-Nov. 2011). The best way to compare how well we are doing is by our management fees, property management's only income. We are up 27% over last year! I couldn't believe it. I knew we were growing but did not know it was that much.

    Now I need to talk to my boss about a raise. Should I give him the numbers and let him look them over and see if he says anything about a raise? Then, if he doesn't mention it to him.

    or

    Just go in with the numbers asking for a raise?

    We have increased each year since I have been property manager and my pay reflects that. Last year I didn't get as much of a raise but I did get more paid days off. Maybe I should ask for another weeks vacation and not as much of a raise?

    I personally would ask for both. Start high. Show him the figures and how much your work is reflecting back on total revenue increase. 27% results is how much added income to the business? Build yourself a case. Worst he can say is no and you are in the same position as you are now. At least then he is aware of the situation and it will be on his radar when giving you your annual merit, or however often you get them.

    Yeah, the 27% was the increase to the income to the business, which is just about all profit. After my salary there are very few expenses.

    I've been PM for just over 5 years now. What is the normal paid vacation for someone who has been on the job for 5 years? At the last place I worked at the 5 year mark you got 15 days.

    Every company is different. Usually between 5-7 years most people acquire 3 weeks paid though.

    I get 13 days a year....thats 2 weeks, but we accrue it as PTO and we can bank up to like 250 hours
