so i am almost done buying this house
me and the wife are super close to buying this house, its our first one and hope it goes thru. had it inspected today and found a few issues like the kitchen sink links a lil on the plumbing. the hot water heater high pressure release valve is plumbed upward-should be downward, the dishwasher is not installed all the way. this stuff is to be taken care of before closing so its all good.

Looks good so far. The water heater relief valve is easy. Hit it with a pipe wrench and tighten it til its pointing down. Dishwasher and sink leak are easy though. Even if the homeowners dont wanna fix it, and they should, it's still simple and easy to remedy.

Whats the area around it like? Seems like its in a 'picky' nieghborhood that might say 'tisk tisk' on any plans of building a barn or second 2-4 garage. It does look GREAT, but the area with lots of neighbors might get old with any loud exhuast at 530AM.

thanks guys! it is in a prestigous(sp) housing division, houses this size are going for $280,000+ right now over there, this is a special deal, price per sqft is $56.00lol smaller places are at $125 per sqft. there are also lots of burnout marks all over the main road so there is def. some punks or peeps like me that live out there. btw my exhaust is vey conservative, if the cutouts arent open

payments with taxes and insurance are right around $1300, thats $500 more than what we pay in rent in this fucking apartment. a 1 bedroom 800 sqft apartment its doable

damn it your lucky. i payed almost 200 grand for a brand new townhouse 4 years ago, all because i was in a hurry to have a 2 car garage for my vette. im hating it now because i knew i should have waited and got a real house, my mortgage is fucked and the market is fucked so im stuck here forever

I lived over there... canyon ranch road, north end second house on the west side of the road.... It's an OK hood, never got any complaints and I'd air hammer an shit a 2am...
HOWEVER...... DO NOT PARK A CAR IN YOUR DRIVEWAY IN SUCH A MANNER THAT IT BLOCKS THE SIDEWALK..... GOT A TICKET (NOT A WARNING) THE FIRST DAY IN THE HOUSE.
and if you or friends park in the street, make sure you face the correct way....
But Hi-Po is right, you cant build shit (storage shed, etc), or have a nonworking car in plain sight.... Which means, if you cant get it in that garage, you'll get fined by the H.O.A.

sweet that is what i figured, i have researched the area and it only turns up good info, never met anyone that is from over there, i dont plan on building anything, just need a house to live in. if all else fails it is a good real estate investment cuz we could just do some landscaping and turn around and sell for over $200k.
