I gotta love my Landlady
well thats what the wife told me. We just received our new lease and she froze our rent at what we are paying now for the next 5 years. She added that we are responsible for all the utilities .we just started paying for the water last year and it was not in the previous lease but we took that over a rent increase( cheaper) and the lawn care which is fine because I always did it because I like to. So excuse me while I go "love" my hot asian landlady

Sounds like a good deal to me. I can control my utility usage. Not so much a rent increase
