(4th) Counter Offer accepted....new house time- pics inside
After numerous iterations back-and-forth, we have a signed counter offer agreeing on a final sale price.
The house was built in 1999 and has been owned by the same people: grandparents, so no kids/no pets. I think it's about 2,800 s.f.- big enough to require 2 independant HVAC systems (replaced last year).
Awesome layout....office and playroom for the kids on the first level with french doors, granite countertops in the kitchen, bamboo flooring and crown moulding throughout the entire first floor.
The upstairs bathroom is massive.
The guest bedroom is big enough for a King Size bed with room to spare.
The best part: I locked in our interest rate today after it dropped 1/4 point since yesterday. 4.25% on a 30 year fixed. Feeling on top of the world. This house is double in size from our last place and will actually cost us less after mortgage, insurance, HOA, etc. than our last place. All together my monthly payment will be < $1,050
Finally going home to Georgia!!!
EDIT: We're replacing all the white appliances with Stainless Steel GE units within the first month of moving in.

Stay away from the lower end GE stuff. The builder grade (standard stuff included in base home prices) is absolute crap. You don't necessarily need to stick with 1 brand either. Since you're probably going to be in the house for a while, make sure the appliances you get have EXACTLY the features you want. I like the mid-range Frigidaire Gallery refrigerators, and KitchenAid ovens and cook-tops. They won't be confused with Viking, but are nice for the money.

that last picture looks like a completely different house by the way the roofs are shaped differently. And the sides of the first house dosnt have pillars around it but the last picture shows it having them.

The low monthly payment is a combination of factors....comprised of a big down payment, low property taxes in GA, and a pretty nice interest rate. I wanted to keep the monthly payment low that way we had room to continue saving as well as buying some new/used vehicles. CX-9 for the wife, C5 for me.
Tremiles, my wife attended a GE conference last month and ended up winning a giveaway: a GE appliance of her choice. She could get a convection oven, washer & dryer, or a french-door refrigerator. We already have a nice W&D so she decided to go with the 'fridge. As mentioned, she can basically pick any model she wants...even the higher end models...stainless steel too. All I'm buying is a D/W and Stove, and I get a GE discount through my employer.
Kahana, you should see the back yard. That was one of the selling points that really hooked us, in addition to the inside. It's fully fenced with cyprus trees on each side, and at the back end of the yard it slopes up a hill (currently covered in pine straw) to a level "top" where there's a vined arbor and bench. Very cool. I lived in California for 1-1/2 years partially in Santa Clarita and partially in the Antelope Valley and (no offense) but my employer would have to triple my salary to convince me to return, and I still would probably turn them down.

The shower was recently glassed in. I missed this when we viewed the house then went back, but noticed while I was there for the inspection. You can tell from the paint scuffs on the wall there used to be a shower rod/curtain but the owners glassed it in at some point.
I didn't notice before I posted the pictures here, but the shower head appears to be one of those "rain simulator" shower heads, or whatever you call it.

I actually prefer to feel some pressure behind the streams. I don't think I'd like one that only misted you.

Taxes are ~2k per year, and insurance is ~600/year. We lived in the city from 2006-2009: it was voted the best small town in America to raise a family around 2008 by Family Circle magazine (if I recall correctly). Also, by city ordinance you must own a firearm. No lie. "It's the law in Kennesaw."
